Beautiful Georgian house with large garden in pretty village

Beautiful Georgian coach house with large landscaped gardens in a private setting in the middle of a picturesque village. We are walking distance to our village train station and a 10 minute drive to the local town of Newmarket.
Our house and garden are super in the summer- large and airy with lots of ground floor living space; garden catches the sun and has several patios in different locations, a raised fountain, lawn and formal garden.
We have 2 bedrooms and 2 bathrooms upstairs and a further bedroom and loo downstairs, ideal for guests. Also space to sleep further guests on sofa beds, including in the large study which has 2 desks.

We love where we live! We just would love to be close to the sea this summer. Our house is available for 3 weeks from 20 June to 11 July as a rental or as a non-simultaneous swap. We would be interested in using our part of a non-simultaneous swap in the latter part of August, or doing a simultaneous home exchange at that time.

Our house is Grade II Listed and overlooks a cobbled courtyard adjoined with three other properties. Our courtyard is accessed by a private driveway from the main road, creating a small private friendly community. Plenty parking space. Large garage to store bikes/outdoor gear.

About the location

We live in a very pretty village in 'horse country' surrounded by studs. You can walk or bike easily from our house to catch a train to Cambridge, and on to London or east to Bury St Edmunds and the Suffolk coast. Many lovely short walks and famous longer walks (Stour Valley Path and Devils Dyke) from front door. Many National Trust properties and nature reserves (Wicken Fen, Wimpole, Anglesey Abbey) and childrens activities (soft play centres) within 30 min drive or less. Cathedral cities of Cambridge, Ely and Bury St. Edmunds all within 30-40 min drive or accessible by train.

In walking distance- our village has a church, two pubs (one very good eating, other very good drinking), village green, football field, playground, duck pond and community centre in adjoining village (20 mins walk or 10 min bike ride) with sports and childrens activities, tennis and squash courts.

Local town of Newmarket (10 min drive) is a working country town centred around racehorse training (scenic gallops around town, and horse walks through it); Good swimming pool and leisure centre, 2 large supermarkets (Waitrose, Tescos), variety of shops for essentials and some pubs/restaurants. Wonderful newly opened spa in town (Bedford Lodge Hotel). Two racecourses in town hosting flat race meetings and 'Newmarket nights' with live music throughout summer.

City of Cambridge (17 min by train, 30-40 min by car) very popular with visitors due to university architecture, culture, lots of green spaces, and punting on the River Cam! Very pedestrian and cycle friendly (can put bike on train). Huge variety of shops and restaurants.

1 1/2 hr drive from house to scenic Norfolk coast, with fantastic beaches (e.g. Holkham)

Train station has direct link to Cambridge (17 mins), with onward connections to London Kings Cross (45 mins), or London Liverpool Street, Stansted Airport, also routes north.
